‘Hype House West’ Is The Latest TikTok House In Los Angeles — But There’s A Catch

Anyone familiar with TikTok influencers and trends knows about Hype House, the house where top TikTok influencers film all sorts of content for their millions of followers. 

Now, there’s a new house in town: Hype House West, located in Santa Monica, California. It’s not affiliated with the Hype House influencers or original house, but rather a different concept entirely. It’s not technically going to be a full-time home for TikTok content creators. Instead, the home is actively listed for sale at $5.3 million by Rochelle Maize, an agent with Nourmand and Associates who has generated more than a billion dollars in home sales in the Los Angeles area.

The sales strategy Maize is using for the home is quite genius. Unlike the other TikTok houses, influencers won’t be living there. Instead, they’ll film content for up to two hours per day through the month of April, benefitting both their audience and the listing agent to showcase the unique features of the home. The influencers will be invited to film content there to generate (no pun intended) hype around the listing. It comes for free, as long as TikTokers tag Maize and the seller on their videos to generate exposure for the property.

The current owner is Julie Stevens, an artist, designer and alcohol entrepreneur who founded BeTini. She first purchased the home in 2006 and raised her children there. She gave Maize full creative control on how she wanted to market the house.

Maize enlisted luxury design firm Vesta, seen on Selling Sunset, to give the interiors a chic makeover, redoing the floors, furniture and adding several unique design features perfect for the backgrounds of TikTok videos. Vesta is known for its luxury staging and design work in some of Los Angeles’ most prestigious homes.

“Part of Vesta’s ethos is about the power of design and its ability to give context to spaces,” Julian Buckner, CEO of Vesta, told Forbes. “In this particular house, it was an especially exciting opportunity that to start with left a lot to be desired, and we turned it into a space that is very cool, design-forward, contemporary and also very relevant. We were able to take our beautiful furniture and talented team of designers and bring it to life in a unique way.”

The house is located in Santa Monica and has six bedrooms and nine bathrooms. Spanning 6,321 square feet, the home is a modern architectural masterpiece with spacious living areas, dining room, a media/sitting room and a lower level with a wine cellar, champagne drawer, creator’s studio, projector/screen, kitchenette, gift wrapping/nanny room and a hidden room accessed via a door that looks like a bookcase. The backyard has a pool with a two-floor slide; an automated solar cover and sundeck; bar; and grill. The current owner added several unique elements to the home, including a skateboard-themed bedroom and a nature-themed bedroom. There is also a safe room in the master bedroom. 

The home has several desirable features that make it perfect to capture content, including a podcast area with podcast equipment and lounge seating; video production area; hidden painting gallery; guitar cave and ceramics studio with a kiln and wheel; vintage games including Pac Man and a backgammon set; a library of vintage VHS videos; vibrant artwork; and a Chanel surfboard. There are several vignettes in the home that act as the perfect background for capturing content.

“Each room is completely different,” Buckner says. “There are all of these unique spaces that are tailored to this new, contemporary type of buyer, who may or may not be an influencer.”

Having influencers film at the house targets this new, young demographic. Some TikTok stars make up to $5 million per year off the platform alone.

“The buyer pool is younger, and you have TikTokers and influencers making a lot of money,” she says. “We also thought that perhaps a big influencer might want to buy this because it’s set up for [filming and content].”

Several TikTok influencers, including Hilary Zinks, Darren Kriz, Jutes Music and JP-Mansion Tours, were already invited to film at the house. Those not invited can apply to film via the website. Hype House West will have select sponsors, including Maize; design firm Vesta; BeTini; and FunBoy. 

“We’ve sold a lot of houses to 16-year-old kids who are buying $15 million houses in Southern California because they have these massive audiences,” Buckner says. “Whether it’s an individual buyer, as it’s been the case for many of the houses we’ve done, or it’s a group of buyers that are coming together to create these ‘hype houses,’ this was an opportunity to showcase the space in a different way and really open up potential buyers’ eyes to an opportunity to use space that might be different than a single family home.”

The fun part is that prospective buyers can follow the influencers on TikTok to see many different features of the homes — unless, of course, an influential teenager takes it off the market.
